Tony has been employed by Hopkinson House since 1994. He took over the position of Chief Engineer in 2004. He is on-site Monday through Friday from 8:00 a.m. – 4:00 p.m., and manages all maintenance operations on the property.

Tony’s duties include:

  • Cooperate with management and Council to ensure smooth operation of the building.
  • Observe, monitor and enforce contractor performance on special common area projects.
  • Plan, direct and monitor sound maintenance/engineering activities on all building systems. Develop and update a Maintenance Operations Manual.
  • Plan, direct and monitor scheduled preventive maintenance routines and inspections. Establish a regular inspection procedure throughout the building to determine if any elements require immediate attention and repair.
  • Develop and update written maintenance programs, recognizing new product development, government policies, budgetary concerns, etc.
  • Supervise the maintenance staff; assign work, establish schedules, monitor performance, progress and completion of tasks.
  • Coordinate work assignments to meet schedules and budgets.
  • Develop specialized methods and techniques required for job efficiency.
  • Establish and maintain files of reference information, building drawings, data for preventive maintenance, trouble shooting, repair, modification or replacement of systems or components.
  • Oversee, monitor and inspect activities by outside maintenance groups.
  • In common area projects, determine scope of work, evaluate proposals, monitor progress and quality, and review it before acceptance of work.
  • Observe, monitor and enforce contractor/subcontractor performance on special projects, particularly in meeting job specifications, especially proper interpretation of work requirements to meet the intent of the spec., observe and approve contractor interfaces with subcontractors and monitor and assure that schedules are met.
  • In unit renovations and repairs, consult with contractors and review their proposals regarding impact to building systems and structure.
  • Provide weekly reports to the Building Manager on work orders.
  • Review completeness of maintenance department’s work to assure accuracy and compliance with engineering design and codes.
